 The Lake of the Ozarks is the fastest growing resort area in the Midwest.  There are currently several exciting projects that will enhance the Lake and add value to your investment.

Chateau on the Lake of the Ozarks: John Q. Hammons announced on 3/14/2007 that they are building a luxury hotel on a 30 acre waterfront location near the Grand Glaize Bridge.  This 15 story, 320 room European style hotel will be named Chateau on the Lake of the Ozarks.  The Hammons are from Springfield, MO and have built 184 hotels.  They had studied the area’s growth for 5 years before deciding to build a super luxury hotel here.  Chateau on the Lake of the Ozarks is slated to be complete by Spring 2010.   $80 to $90 million.

HH Extension:  This road project has been approved and will start soon, exiting off Hwy 54 before crossing the Osage River to join the intersection of Bagnell Dam Blvd and HH on Horseshoe Bend.  At completion all heavy trucks and equipment will stop using Bagnell Dam Blvd. With this is a plan established for lots of new shopping with “Big Box Stores”, restaurants and housing.   $582 million on 470 acres.

The Bagnell Dam Strip Association:  We feel this association is working in a direction that will benefit every visitor and investor in the Lake Ozark area.  The Bagnell Dam Strip Association’s Mission Statement is as follows: ‘The mission of the Bagnell Dam Strip Association is to facilitate economic, cultural and educational opportunities in the historic business district through design and preservation guidelines, organization of the revitalizing process, business promotion and economic restructuring.’ 

The Shoppes at Horseshoe Bend: With the revitalization of the Bagnell Dam Strip there will be private development, including The Shoppes at Horseshoe Bend. This is a 750,000 sq ft open-air Power and Lifestyle Center that will be built on approximately 100 acres on the north side of the new Horseshoe Bend Parkway. There is expected to be other commercial, residential and tourism development as a result of the new Lake Ozark city infrastructure. $1 Billion plus.

Riva D’Lago:  The London based hoteliers from The Riva D’Lago Corporation with management, partners and owners in the local area and Kansas, have announced that they will build a Five Star hotel complex on Shawnee Bend at the 19 mile marker.  With 306 room 5 star hotel, restaurant, conference center, spa, indoor/outdoor pools and lake front activities.  $105 million.

The Highway 54 Bypass:  This project has already begun and the off ramps are beginning to appear.  We can see how convenient this new Bypass will be for local travel around the Lake and for commuters by taking 18 wheelers and highway traffic off of our tourist areas.  $200 million plus.

Highway 54 and Business 54:  Developer Gary Prewitt has proposed a development for the land at the junction of Highway 54 and Business 54.  This development is to consist of 250+ acres and will include restaurants, “Big Box Stores”, entertainment, and housing.  Prewitt has obtained financing for this redevelopment project.  $240 million.
